Inspect - Before, During and After the Sale
It is vitally important to have a home inspection by a certified professional. Not only to detect problems during the inspection period, but their reports will carry more clout than your well-meaning, but unlicensed, relative's opinion if a problem should require mitigation after the fact.
Why Before?
Sellers, do you want the most money out of your property as possible? At first blush, it would seem silly to pay a few hundred dollars to have a professional inspection prior to listing the property. By being proactive; however, you can make the necessary repairs within your budget, not the buyers', and have your own report to compare to any provided by the buyers' inspector. Many times the sellers consider offering an allowance for repairs, but it really can be more cost-effective to do the repairs and have the home in move-in condition.
Why During?
The Arizona resale purchase contract, under Section 6 - Due Diligence, gives the buyer an Inspection Period of 10 days, unless otherwise noted, to conduct a thorough inspection of the premises and surroundings. It is so important that the U.S. Department of Housing and Urban Development, HUD, requires all FHA buyers to sign their For Your Protection - Get a Home Inspection document.
Builders have their own purchase contracts and inspectors. It is strongly advised to hire your own inspector and have them inspect during the framing stage and come back to inspect again after the insulation and drywall is installed. Not every certified home inspector is knowledgeable about new construction; however, that is why we recommend Assure Home Inspection.
Why After?
There is an old saying, "The road to hell is paved with good intentions." The seller, whether resale or new build, may have every intention to see to every detail; however, there are scores of distractions that may derail the best of intentions. The sellers may be transferring out of state, or getting a divorce, or whatever life has thrown at them. Moving is stressful, regardless of the reason. Builders have sub-contractors and may not realize that they never came back and finished insulating the attic.
