Title/Escrow Officer

According to the Arizona Department of Real Estate, Buyers are to decide who the Title Company and Escrow Officer is for the transaction; however, that is not always the case. Sometimes the Listing Agent for the Seller opens escrow at a Title Company so that some of the preliminary work can be completed before an offer is even on the table. This is especially true with Short Sales and Foreclosures where there may be a concern regarding the Title and they also want an Escrow Officer who is familiar with the specific operations of the bank who is or will be in charge of the property.

As they are the disinterested (financially) third party 'tie that binds' the transaction together, it is optimum to have an efficient and cooperative Escrow Officer.
